BUILDING INFORMATION
In most areas of the country, our house plans will have everything you need to build, but not necessarily everything you need to obtain a building permit.
Obtaining a Building Permit
Depending upon local building requirements your building official may require additional items in order to obtain a permit for construction. In addition to the house plans you order, you may be required to submit:
a site plan that shows where the house will be located on the property
- beams sized to accommodate roof loads specific to your region
- area-specific energy code update
- a high wind zone report
We can provide some of these items for an additional fee. Other items can only be handling by a local professional.
Local Structural Engineer’s Seal
If you reside in a state that has strict engineering requirements, you may be required to have these plans reviewed and approved by a licensed structural engineer. Your building department may require additional calculations from the engineer. Please contact your local building official to determine what is required to submit and obtain a building permit.
All House Plan Sales Final
Please note that all sales are final. No refunds or exchanges can be given once your order has been fulfilled or once we have begun to modify a plan to your specifications. All plans are designed in accordance with applicable local codes in effect at the time of the creation of the designs. The codes under which the plans were designed are those in force in the designer’s local region. The customer is responsible to ensure compliance with local building codes.
IMPORTANT NOTES:
Only qualified personnel should undertake revisions. Home Designing Service, Ltd. assumes no liabilities for changes or modifications made to plans by others.
For customers building their homes in the state of Connecticut, a code update (if required) will usually be provided at no additional charge.
